How many lots can I get in a subdivision? My name is Colin Fragar from the Council Approval Group.
Now, that’s a very exciting question to answer because the difference between one or two lots can be hundreds of thousands of dollars.
The project size depends on the answer to that question.

How Many Lots Can I Get?

But really, it’s going to get down to your concept and your feasibility. It’s going to get down to the rules and restrictions in your local area and in particular in your zone. And it really requires a highly specialized person to be able to pull it off.

Why Should You Get Expert Help?

But just some thoughts on that. So yes there is standard subdivision rules, which apply to Greenfield sites just basically out on the edge of town, that say how many lots can you get in there. But, chances are, if you’re watching this video, you’re probably asking the question about a smaller project. There’s a lot of different loopholes that we can jump through for you with some good planning justification that the regular surveyor won’t be able to do.

Such as proposing a development together with the subdivision. So what I’m saying is if you were to prepare, for example, a dual occupancy subdivision, council can see this is the way the lot layout will work with the buildings already in place. Council seeing this may help you to depart from the minimum lot size. There are a lot of different things we can talk about.
