So what’s the difference between a granny flat and a studio? My name is Colin Fragar from Council Approval Group. And I have here a really good question, which I’d love to be able to answer for you.

Is what I’m proposing, or what I already have, a studio or granny flat? It just depends on where you are to be able to answer that question. Because a studio means different things to different councils and different planning rules.

Is it a granny flat or a studio?

So a studio could be an art studio. A studio could be everything from that all the way through to sometimes people regard a studio is as effectively granny flat, which is completely separate habitation. It is a habitable room. The answer, though, is probably somewhere in between that and it’s really going to depend on your specifics of your property.

I also want to caution you here because I have seen a lot of people get fined by Council. I’ve seen people who are having to demolish structures. They’re having to decommission what they thought were habitable rooms but were not because they didn’t get the right advice in advance.
