Okay, Colin Fragar here from Council Approval Group here to answer the questions what is a detached secondary dwelling and what are some of the things that you need to understand. So as we have done thousands of these in the past, and we’ve helped lots and lots of clients just like yourself to be able to create the best possible outcome for their property, what we find is sometimes a detached secondary dwelling is better than an attached one. Let me show you what I mean and some thoughts around that.

Why Do a Detached Secondary Dwelling

Typically what we see is sometimes people don’t have enough space to do a detached secondary dwelling. So what they do is they join it together. So the principal and the secondary dwelling are joined together. But in your case, what we’re trying to achieve here is to have it as a detached secondary dwelling. So you’ve got it separated. Now there are certain rules around that depending on where you’re located. We can certainly help you and advise you on what is the distance that you need from the principal to the secondary, what’s the setbacks from the side and the boundaries. Those sort of things are really important to get right though. Get it wrong on your design plans and you waste thousands of dollars because it gets rejected by the certifier or by Council.

So if you really want to have a separated granny flat, then there are some compromises to make. But also keep in mind that it also gives you some opportunities for things like verandas, carports, movement of gardens and where we place those, and natural light that comes in.
