So can a granny flat be rented out? My name is Colin Fragar from Council Approval Group.

Now this is a question that we sometimes get and you may have on your mind at the moment. So you’re thinking of possibly building or purchasing a property with a granny flat and you want to know if you can rent it out.

To Whom Can a Granny Flat Be Rented?

Now probably the question that you’re really asking is, if I live in the principal dwelling, if I live in the main house, can the granny flat be rented out separately? Do I have to have it to my family? Like, is it to granny? Or could it be rented out to anybody? And the answer is, yes, you can rent it out to anybody.

In Australia, you can rent out that property to an external party. And actually, I wanted to show you here a photograph because I’m really proud of this. This is one of the properties that I did personally. This is a house with a granny flat. And I’m happy to say that, actually I don’t live in either house. I’m the owner of the property and I’ve got them as two separate rentals. So yeah, they can rent out separately.

So if you would like to know more details, particularly about your area, your local government area, we can help answer the questions:
  • What are the rules?
  • Can the granny flat be attached?
  • How do we maximize your return on investment?
  • How do we maximize the rental return that you will receive?
  • Can you have the granny flat in a garage?
  • Can you have it underneath your house or beside it?
