DIY Council Approval? Is it Worth the Risk?

Are you thinking of submitting an application to Council without using a qualified Town Planner? Are you thinking that perhaps it may be quicker and cheaper to do it yourself?

Perhaps your budget is tight and you’re trying to cut corners. Unfortunately Planning legislation is complex and it isn’t a straight-forward process for the unqualified. DIY submissions to Council often end in a refusal and you’ll be back to the beginning, having wasted considerable time and money.

The best way to ensure a successful outcome is to enlist the help of a Town Planner right from the beginning.

So, What are the Risks of a DIY Application?

Having helped over 30,000 people with their Council Approval, we see a lot of stories. We see the good, the bad and the ugly, but we also see good, better and best.

There’s still a large number of people who think that they can achieve the approval by themselves.

They try to figure out the legislation, they spend hours deliberating over the different rules that are applied to their property, but they miss one thing and then they spend money on plans.

Gets to the council, and it gets refused. It all comes unstuck.
Gets to the council, and it gets refused.
There is definitely a better way, and that is the Council Approval Group.

Are There Other Risks?

Besides risking wasting time on an application that may be headed for rejection, there are a few other considerations.
  • Missed Opportunities: Before starting your application, you should understand all the alternative options available and best possible use for your property to maximise your investment potential.
  • Legal and Compliance Issues: If your plans are not compliant with the local planning laws and building regulations, you will receive a refusal and if you haven’t received the necessary approvals before building, any building works may be subjected to fines or demolition orders.
  • Potential Risk mitigation: An application should be strategically prepared, with enough supporting documents to help mitigate objections and reduce your chance of delays.
