Case Study: Eco Tourism

Whilst a large proportion of the projects we work across are residential or commercial, we also help clients with unique developments such as this Eco-Tourism facility.

This project encapsulates the core values of our business. This project was complex and lengthy, but we stayed the course and ultimately turned what was a dream into a reality for our client. Located in New South Wales, our client had the goal of creating tourism accommodation, specifically an eco-tourist facility.

It is important to note that an eco-tourism facility is considerably different from standard tourist accommodation. Several planning controls need to be met and it requires an experienced TownPlanner to navigate the stipulations prior to submission. The client came to us with an open mind and worked closely with our design team to develop a stunning, multipurpose facility.

The Challenge

Like many property projects, this site wasn’t straight-forward. The client had several constraints that would impact what could and couldn’t be done on their site.

Addressing Clause 5.13, we were required to demonstrate a connection between the development and the ecological, environmental, and cultural values of the site and area.

 

The Solution

We worked closely with the local Council and client to ensure the proposed development met the criteria for an Ecotourist facility. We managed all requests for further information from Council and the client was thrilled with the outcome- an approved Development Application.

The initial Preliminary Planning Assessment carried out by our Town Planners, highlighted the opportunity for our client to proceed with the following development on the site:

  • 24 sleeping cabins with decks
  • A Reception and Hall Pavilion that could be used as a conference space whilst also servicing disabled visitors.
  • A Dining and Kitchen Pavilion
  • A Commercial kitchen with cool room and storeroom
  • A car park with adequate parking for visitors and guests
  • A shop which would sell locally produced products and educational information about the surrounding area.

Undertaking a project like this without the help of a skilled and knowledgeable Town Planner would have been impossible. Our determination and dedication to our client’s dream, ultimately was the difference in obtaining a successful approval for this development project.
