When is a Subdivision Certificate Issued?

Maybe at this point you’ve done some research, you know you want to propose a subdivision, and you know you need development consent. But when is a subdivision certificate issued?

When is a subdivision certificate issued? Good day, Max Fragar is my name. I’m with the Council Approval Group. I’ve been in this business for a long time and the subdivision process is not a straightforward thing but subdivision certificate is an important step.
Generally, the subdivision certificate comes after a development approval.

Development Approval

So you get a development approval, which basically looks at, can you subdivide or not and you get various conditions issued. Then you have to satisfy those conditions. Some conditions you have to satisfy before you commence construction, so that’s a construction certificate.

Construction Certificate

Once you finish the construction, you know you’ve laid the water pipes, put in the driveways, and maybe done some landscaping that’s required by the development approval. Then once you’ve finished all those, you can go to the consent authority and get a subdivision certificate. That subdivision certificate might be issued by a private certifier or a council certifier.

So you get your subdivision certificate, which allows you to then to lodge your application for a separate title. And once you get separate title, you can sell the blocks at a substantial profit.
