What granny flat size can you get approval for? My name is Colin Fragar from Council Approval Group. So if you have a granny flat in mind, I’d love to be able to share with you some really good tips here about how to maximize the potential of your property.

Standard Granny Flat Size

So the first thing to remember is that yes, there’s usually a standard. If, for example, you’re in the state of New South Wales, in most areas the standard maximum granny flat size is 60 square meters. So in most sites that’s what we can get for you, 60 square metres. However, we can go smaller than that. So I personally have a granny flat that’s only 40 square metres. It’s one bedroom and rents out really, really well. And it’s attached to a main dwelling.

Think Bigger

Also, we can go more than 60 square metres. Hang on, how do we do that? There is, in some local government areas, provision for us to do a percentage of the principal dwelling. So the maximum size of the granny flat is based on the floor area of the existing house or the main house and capped at the 60 square metres. So we have actually seen granny flats that are more than 60 square metres.
