Car parking– Car parking requirements for apartments are stringent and, if not met, can prevent the project from happening. Yet, there are sometimes alternatives to the rules. For example, a council may agree to less parking if the development provided alternative contributions towards public infrastructure. So then, how do you know what type of contribution or agreement is appropriate and how do you negotiate these solutions with your council?

Scale of development – Developers need to gain maximum returns on their apartments, and this can put them on a collision course with council, who want to see a lower density of development to preserve streetscape character. How do you go about balancing economic returns with streetscape character?

Heritage conservation areas – New growth in Heritage Conservation Areas can be very unpopular with local residents. However, a good appreciation of what constitutes a Heritage Conservation Area, and a sensitive design, will result in positive contribution to the area with less likelihood of resident objection.

Overlooking of neighbours – Apartment buildings can often create privacy impacts on neighbouring properties because of overlooking from apartment windows and balconies. How do you design a building that ensures that these impacts are minimised and gives Council comfort that overlooking is not a big issue?
