So here’s what you need to know about granny flats and garages. My name is Colin Fragar from Council Approval Group. But I’d like to just pull out a few key tips for you here.
Be careful if you are thinking about a granny flat and a garage. Be careful that if you are proposing one, that you look at the rules really, really carefully because it may be that you get yourself into a pickle.
I was reading a court case which went all the way to the Supreme Court where the person who built the granny flat hadn’t done the application process properly. And what they found was that even though they’re allowed a certain amount of square meterage for the granny flat, the garage was technically taken out of that. So they ended up with an even smaller granny flat. The place had to be modified and demolished. It just was a huge mess. So don’t want you to do that to make sure you get the right advice first.

Another tip that I have about garages and carports with granny flats is that often there are some rules. For example, when I did one of these myself personally, I built the granny flat with no garage and no carport. Whether you can do that or not depends on your local area. Again, make sure you book in for a consultation. But what I was able to do was build the granny flat first with no car accommodation. But I realized that the tenants wanted this car accommodation and it would boost my rental income. So then I went and built without approval. The carport didn’t need approval because I got the right advice. Building the carport afterwards made the whole process a lot easier.
